1900 Wheaton Trace, Fianna Hills, Fort Smith, Arkansas

photos

 of

This custom home certainly conveys the warmth the sellers were looking for when they designed it and then completed in 1999. From the perfect lot (over an acre, with a gentle slope and sited on the view side of Wheaton Trace) to the perfect “grass roots” traditional country farmhouse style… but wait until you see the list of amenities… they truly pass the word perfect… and leap into the word “outstanding”.

Islands of perennial plants greet you at the circle drive, a generous wrap around front porch shelters you from the weather, and dormer windows on the second level add curb appeal. This home, with over 6400 square feet of heated/cooled space, features four bedrooms, each with a private bath (all with the extra bonus of heated flooring!), two powder rooms, not just two or three living areas, but six separate living areas, a mud room and an elevator… not something you would find in a normal two level home… 1900 Wheaton Trace is extraordinary!

Main Level:

Now, where to begin? With the gracious entry that measures 8’ x 14’ and a 20’ ceiling height, or the family’s entrance?, (commonly known as a mud room 13 x 8), you know, the place you kick your shoes off, hang your hat and drop off the groceries. This room gives the impression of being indestructible…with tile flooring, plank walls and ceiling cut from pine, stainless utility sink, second dishwasher, room for a freezer, a powder room, and two more exits onto both the front porch and a covered veranda.

The entry is your first formal introduction into this home. With shiny oak flooring (which runs throughout the house), beveled glass front door and white wainscoting underneath the pale yellow walls. This entry opens into the formal living area. 20’ x 20’ with 20’ ceiling. A really comfortable space because the proportions are so clean. There is a woodburning fireplace with built-ins on either side, and a wall of windows that face the southeast. It also opens to a hallway that leads to the master suite wing of the house on the left, and the public areas to the right

The dining room (15 x 12) is just to your right and is currently being used as a music room with space enough for a grand piano… not to be confused with a baby grand…this is the big one. The elevator is just to the right of the dining room. Wow. Large enough for a wheelchair, it can handle up to 500 pounds, has an emergency telephone and hardwood flooring!

In keeping with the handicap accessibilities of this home, there is a bedroom on the right side of the hallway that measures 12.5’ x 14’ and features the most wonderful large bath that is completely handicapped equipped.

At the end of the hallway is the mud room, the kitchen is to your left… and the family room is just beyond. Well, it’s really a whole with the kitchen, with the ceiling treatment defining the two areas.

Kitchen: 16 x 19. The center island measures 10’ x 6’. All counter tops are Corian with bull-nosed edges. The cabinets are Shaker style and are of pine… floor to ceiling and they are beautiful. The whole kitchen (and the house) contains two things I love. Wood and simplicity of lines. It’s a working kitchen, too. With two pop up counters for a mixer and a bread machine, a wall of storage, the built-in refrigerator measures 48” across, plus a “sweep and clean” toe kick for the central vac. Ok, that’s a good thing.

Family Room: 21 x 19. A continuation of the kitchen. It’s very easy to imagine a family gathering here…good heavens, the total length of these two rooms measures 37’! Wonderful ceiling treatment… it’s raised to cathedral height with beams and built-in speakers to enhance the big screen tv, or the pull down projection screen. Windows all around with wooden blinds and window seats…built-in bookshelves, too. A nice place to be. The sunroom (20.5’ x 8.5’) is a bonus. Connecting the family room to the master bedroom and featuring three skylights and two ceiling fans… this room looks out onto the backyard and the woods beyond. Peaceful and quiet.

Now, about the master suite. I’ve not seen anything like this area. It is the whole of the northeast wing of the house and features a second powder room, a library, the utility room, the master bedroom and bath, and what some may call an office… the sellers, however call it their “project room”. This whole area may be closed off from the rest of the house by glass paneled French doors. Pretty classy, too.

Master Bedroom: 20x 21. You just have to see this room, because I don’t think I can do it justice in this space. Access is gained off the hallway through a wide corridor that could be used as anything, but it definitely is a part of the bedroom and is lined with storage cabinets. One wall of the bedroom has a very nice box bay window with padded window seat (good for day dreaming) and storage underneath, another wall has built-ins for books and the tv. The closet measures 14 x 14 and features a center double dresser with pull downs for packing suitcases. And the master bath features a huge walk-in shower, whirlpool tub and two vanities.

The Library: 14 x 14. (yes, it is the same size as the master closet!). This just might be my hang out….all four walls are lined with bookshelves and storage cabinets underneath. Plus, there is an area for a large television and a storage nook just beyond for dvds. Quite a bit of thought has been put into this home and it’s evident throughout.

The utility room: 14 x 10. Lots of counter space, an enormous utility sink… and a built-in ironing board should, you need one. It’s not obtrusive.

Well, now, here we are… in the project room. Approximately 20 x 24 with its own access to the front porch. This room even features three storage closets for office stuff… one, however doubles as a “safe room” that meets the standards of the Texas Tech wind and tornado specs. Very reassuring to have such a space. The whole area is terrific, with a built-in desk that practically runs the length of one wall, and lots of connections for telephones and internet.

Second Level:

This area is reached by either the elevator or (how mundane), a back staircase off the kitchen. There are two bedrooms, each with a private bath, a game room, and a storage closet big enough for a little girl to keep and play with her Barbie Dolls! The passageway here opens to both the entry hall and the living room below.

Bedroom (1): 14 x 17. With the addition of the dormer window area making a nice place for either a sitting room or an extra bed for grandchildren.

Bedroom (2): 17 x14. This one is way at the other end of the house, just past the game room and shares the same feature as the other. A wonderful large dormer area for a sitting room or an extra bed for even more grandchildren. Both bedrooms have telephone, television and computer connections.

Gameroom: 15.5 x 15. This is really a very comfortable place, beautifully proportioned and it’s convenient to both upstairs bedrooms. It does have television cable and telephone connections.
